“Viennese residential construction is in a devastating state. Mold, leaky windows, collapsed buildings. While Austrian families with children have to live in dilapidated, damp apartments, the Ludwig-Spö awards modern apartments with air conditioning and roof terrace in favorites to asylum seekers. “SPÖ-Ludwig gives away 700 million to non-Austrians every year, mainly to asylum and subsidiary protectionists who do not make a contribution, but preferably with cheap community apartments. This money must finally benefit those who earn it:” The hard-working Austrians, the single teachers, the small pensioners. Not those who use the system, “says Nepp.
Part of this 700 million euros must flow into the renovation of the Vienna residential construction. Because the need for renovation is enormous: the Court of Auditors reports that three quarters of the 220,000 community apartments in Vienna have a need for renovation. The renovation backlog near Wiener Wohnen therefore amounts to around ten billion euros, which corresponds to around 45,000 euros per apartment. While an apartment is to be renovated every 30 years, the cycle at Wiener Wohnen is currently 70 years.
“This devastating balance sheet, too, has to be responsible for SPÖ-Ludwig, who was a residential building councilor in Vienna for years. Instead of taking care of the substance, Ludwig preferred to increase rents in the community building five times in the inflation crisis, while his comrades in the National Council at the same time demanded that it is political dual morality on the back of the Vienna population,” criticized the FPÖ top candidate.
The comparison to residential cooperatives is particularly absurd: these are now renovation champions, although rents there are cheaper than living in Viennese. “How can it be that housing associations do much better than the largest municipal residential administration in Europe?” Asks Nepp.
The FPÖ has already proven in its government responsibility from 2017 that fair and effective residential building policy is possible-for example with the Austrian bonus in the housing community law. The restrictive regulations in Upper Austria, Lower Austria and Salzburg to award housing subsidies are also thanks to free initiatives.
“The horrendous losses of the SPÖ-related non-profit social building association in the Josef Ostermayer’s era as general director in the course of the bankruptcy of Commerzialbank Mattersburg reveal dramatic failure in the area of supervision. About 1,500 social housing could have been built with this money,” demands more efficient checks. “It is all the more explosive that Ostermayer should be looking for a job in Vienna’s residential construction again. The heart of the SPÖ beats for its comrades, not for people,” said Oberlechner to the relevant rumors.
However, the municipal building and poor supervision not the only construction sites in the system of Viennese funded residential construction. “Building carrier competitions must finally be really fair and transparent: In the era Ostermayer, about a third of the housed apartments went to the social building association or consortia with its participation. This is all the more explosive than the SPÖ-close association of the Viennese workers’ homes of medium-sized shareholders of social building. And here have been milled to social democracy,” criticizes Oberlechner.
The FPÖ demands:

Elimination of the renovation of the renovation at Wiener Wohnen within ten years – each community apartment must be extensively renovated at the latest every 30 years.

Rental cost reduction in the financed municipal building at a cooperative level – a reduction of around a third. This measure was already agreed in the result of the turquoise-blue government negotiations and requested by the FPÖ in the National Council.

Community apartments only for Austrians – as well as subsidized apartments and residential aids only for citizens or demonstrably integrated immigrants who have worked and learned German for years.

Actually fair and transparent property developer competitions in the funded residential building
“The Ludwig-SPÖ had the Viennese community building deteriorated and mocked those who have paid rent throughout their lives. I was regularly on the roads myself and know what I am talking about. People have earned fairness-and they only get them with the FPÖ,” says Nepp.
