Raiffeisen Property Holding International: Stadtquartier@WienArena – a trendy location is emerging from a development area

With the Stadtquartier@WienArena, Raiffeisen Property Holding International (RPHI) is developing an impressive area directly next to the location of the planned new Wien Arena in Vienna’s 3rd district. Five real estate projects with a gross floor area of ​​around 50,000 m² are being built, including a student residence that has already received a DGNB pre-certificate in gold and will be operated by Milestone, as well as the European Handball House – the new headquarters of the European Handball Federation (EHF). The district is scheduled to be completed in several construction phases by the end of the decade, with construction starting in July 2017.

After completion, at the end of the decade, the Stadtquartier@WienArena will consist of the following projects: the Anton residential project, the “Milestone” student residence (completion before winter semester 2024), the European Handball House (completion at the end of 2024), serviced apartments and office – as well as shop space in component 2 (completion Q1/2025). Further serviced apartments in section 3b and a hotel are currently in the planning phase. Park-like green zones are essential basic elements of the open space concept that will unite the building ensemble.

The Biology Center of the University of Vienna and the planned Vienna Arena are just a few minutes’ walk from the Stadtquartier@WienArena. The connection to public transport is excellent. The planning for the Stadtquartier@WienArena is being carried out by the renowned Viennese architectural firm Burtscher Durig ZT GmbH, which is also responsible for the architectural implementation of the Anton residential project, the student residence and the EHF’s European Handball House.

Sustainability in the foreground

When developing the project, we pay particular attention to a sustainable overall concept with socio-cultural added value, energy-efficient construction and economically and ecologically sustainable use“, explains Karl-Maria Pfeffer, CEO of RPHI. All RPHI developments have been successfully certified or pre-certified in the top segments since 2011. Our goal is to operate our buildings as environmentally friendly and efficiently as possible – with measures such as the installation of photovoltaic systems, heat pumps, electricity from renewable energy sources, waste separation, water saving measures and the use of e-charging stations. All existing buildings developed since 2011 have been awarded renowned international certificates such as ÖGNI/DGNB and LEED. The SkyTower in Bucharest was the first building in Romania to receive LEED Platinum certification for ‘Operation & Maintenance’. We rely on the highest ESG standards when planning and executing our development projects.”

Residential property Anton

The “Anton” is a flagship project not only because of the maximized balcony and terrace space, but also from an ecological point of view, being the first residential building in Austria to be awarded an ÖGNI platinum certificate. Energy-saving measures are a given here. The Anton was completed in 2018 and all apartments were sold in the same year:

European Handball House

The ‘European Handball House’ will serve as a central hub for international cooperation between European handball associations on an area of ​​5,800 square meters. It offers modern office space for over 120 employees from 25 countries, a 250 square meter lecture hall, several meeting rooms and its own TV studio. Completion of the new EHF headquarters is planned for the end of 2024, coinciding with the finals of the European Handball Championships in Vienna.
