As Willked recently determined as part of the large ownership leader, the offer prices of apartments for purchase in 2024 in many districts decreased significantly (more on this here). However, the development of rental prices that have increased continuously in recent years is no less exciting. And so the Willkaden real estate team also analyzed more than 200,000 ads in the rental segment and compared how the offer prices per square meter of 2024 developed compared to 2023. “Our analysis shows that the average square meter prices in 2024 have again increased in almost all analyzed regions in Austria. Only in the three districts of Bludenz, Jennersdorf and Güssing there was one, albeit minimal, relief for tenants, ”summarizes Judith Kössner, Head of Immobilien at Willhaben.

Market development compared to the previous year (2024 vs. 2023)

The upward trend in rents has been ongoing for years and was felt throughout Austria in 2024, but above all in Carinthia, Tyrol and the Federal Capital of Vienna, as Judith Kössner notes from Willbad: “Among the top 15 of those districts with the highest rental price increases Nine Viennese municipal districts, three districts in Burgenland, two in Tyrol and the leader in in Burgenland Carinthia. ” Because: Like 2023, Klagenfurt was the district in 2024, in which the offer price per square meter increased in the rental segment: by 19.1 percent, from EUR 13.6 per square meter (2023) to 16.2 Euro per square meter (2024). It became noticeably more expensive for tenants in 2024 but also in Vienna Alsergrund (+ 18.6 percent), the two Burgenland districts of Eisenstadt area (+ 17.5 percent) and Oberpullendorf (+ 17.5 percent) and in Vienna Ottakring (+ 16, 2 percent).

Similar to in 2023, 2024 only occurred in a handful of domestic districts at falling offer prices per rental square meter. According to the Willkhall rental price level, this includes Bludenz in Vorarlberg with a minus of 1.2 percent – instead of 16.17 euros per square meter for rent, you had to expect an average of 15.98 euros per square meter for rent in 2024. “A minimal decline, as in Jennersdorf (b), where we have determined a minus of 1.1 percent and Güssing (B), where there was a minus of 0.7 percent,” summarizes Judith Kössner.

The highest square meter prices in Austria in 2024

One thing is certain on the Austrian real estate market: constant change. However, this is not the case when it comes to where you have to invest the most in a rental apartment in this country. And so Vienna was also in the inner city in 2024 the district in which tenants spent the most at 23.1 euros per square meter. “5.8 percent more than in 2023, when it was 21.8 euros per square meter,” says Kössner. This was followed last year the two Tyrolean districts of Innsbruck (23 euros per square meter) and Kitzbühel (21.1 euros per square meter), Salzburg city (20.5 euros per square meter) and Vienna Alsergrund (19.3 euros per square meter).

The lowest offer prices per square meter in 2024

What is also relatively surprising year for year is the fact that the lowest offer prices per square meter in the rental segment are mostly located in the eastern federal states of Austria. In 2024 there were four districts in Burgenland, three in Lower Austria, two in Styria and one in Upper Austria in 2024. With an average square meter price of 7.8 euros, the offer prices of rental apartments in Güssing in Southern Burgenland in Austria-comparison in 2024, as in 2023, were lowest. This was followed by the Burgenland district of Jennersdorf (8.3 euros per square meter), Lilienfeld in Lower Austria (8.7 euros per square meter), Gmünd (8.8 euros per square meter) and Murtal (8.8 euros per square meter).

methodology

For the evaluation, the offer prices of rental apartments for 2024 were compared with those of 2023. For this purpose, hundreds of thousands of advertisements were used by Willhaben, which were online from 11,2023 to 31.12.2023 or from 11,2024 to 31.12.2024. These raw data were adjusted for duplicates and outliers were eliminated with statistical-mathematical methods. After that, more than 200,000 advertisements were used for detailed analysis. Districts or statutory cities missing in the graphic or the table are due to excessive fluctuating or low amounts of data from 2023 and 2024.
