The housing package at the federal level created a year ago provides for various funding measures to revive the construction industry. The state of Vienna can collect funds of 30 million euros due to the new construction and renovation services in the city.

Period and other requirements

The interest grant of up to 12,000 euros is an additional funding. This means that for the construction projects described, a new building subsidy (§§ 11 and 12 new construction from VO) must be available. The interest subsidy now created (§ 12a new building VO) can be applied for at the same time to the application for a new construction promotion as well as in a row from the MA50 (residential building funding and arbitration board for housing matters).

A retroactive granting is also possible according to the requirements of the federal residential building package, for which a new building funding protection must be available for the construction project from April 18, 2024. Amount of funding

If the application is approved for the interest grant, the funding runs until December 31, 2028 and can be paid out every six months. The now created implementation of the State of Vienna allows the applicants to freely choose this payout mode. 1.22% of the loan amount (which is limited to 200,000 euros) can be paid out each year, i.e. up to 2,440 euros.

Calculation example:

A loan of 2021 over 350,000 euros, with a 10-year term and an interest rate load of 3.2% a year, as well as a approval for a new building funding from April 19, 2024 for the establishment of a home.

The basis of the calculation is 1.22% a year (or 0.61% every six months) for a loan of 200,000 euros. This results in a maximum of 1,220 euros every six months. The grant will take place from April 19, 2024, whereby the first cut -off date of the interest subsidy is May 1, 2024. The last interest subsidy will take place on November 1, 2028. This means that the interest grant can be granted ten times. Alternatively, there would be a one -off subsidy of a maximum of 12,200 euros (10 x 1,220 euros).
