ImmoScout24 survey: One in five people is looking for a new home

Interest in buying and renting properties is balanced. The search is particularly underway in Vienna and Vorarlberg.

Vienna (OTS) 8 out of 10 Austrians are satisfied with their living situation. This is shown by the current trend study by ImmoScout24.at among 1,000 respondents. But at the same time, one in five people is currently looking for a new home – a figure that has remained almost the same since 2020. Both rent (48 percent) and ownership (44 percent) are being sought. 8 percent don’t want to commit and look at both. “The desire of those looking for properties to buy and rent is balanced and the survey confirms the continued high demand for properties to buy. “Purchasing behavior is more hesitant than in the past, but the desire to buy remains strong,” explains Markus Dejmek.

Switching from renting to owning for 20 percent main motive for search

The desire to switch from renting to owning is an important driving force. For one in five people, it is the main motivation when looking for a new home. Real estate ownership is, after all, one of the biggest goals in life for Austrians. Across all age groups, 43 percent find it very important to own real estate; a fifth of those surveyed even find real estate extremely important. Having fulfilled your dream of owning a home also has a direct impact on your happiness at home. When asked about their housing satisfaction, those who live in their own home gave a school grade of 1.4, while those who live in rent received a grade of 2.3.

In addition, real estate remains popular investment projects: 14 percent of searchers focus specifically on a property as an investment property. “Betongold is and remains extremely popular with Austrians, both during times of crisis and under stable economic conditions,” says Markus Dejmek.

Size, dissatisfaction and living situation are the strongest drivers

The most important reason for wanting a new home is too little space and/or a poor layout. One in three seekers currently lives in a 1 to 2 room apartment up to a maximum of 69 square meters. Two thirds of those interested are under 40 years old. Those aged 30 to 39 (33 percent) and 18 to 29 year olds (32 percent) are particularly active when looking for real estate. 4 out of 10 of those wanting to move are dissatisfied with their current living situation. 48 percent currently live in rent and in a city location (45 percent). In Vienna, the desire to change residence is more than average.

Viennese and Vorarlberg residents are the most willing to change

If you look at the federal states, a new home is particularly desired in the far west and in the federal capital. 29 percent of Viennese and 27 percent of Vorarlberg residents are currently looking for a property. Styria is in third place, where 22 percent of people are looking for something new. There is little willingness to move in Upper Austria, Burgenland and Carinthia, where only about one in ten people are trying to find a new place of residence.
