The state capital of Lower Austria – specifically the “Quartier Mitte” – continues to grow: NOE Immobilien Development GmbH (NID), the specialist for high-quality living in Lower Austria and Vienna, has developed the “Eybnerstraße | Living in the Green” was sold to Wiener Städtische Versicherung as part of a forward deal.

The residential property planned by the NID as part of the independent district development is also being realized by the NID as a total contractor for the total of 40 rental apartments, each with 2 to 5 rooms. The subsequent construction of the new building at Eybnerstraße 14 in 3100 Sankt Pölten, directly opposite the “green” savings bank park, is being carried out by the general contractor Steiner Bau GmbH. Construction is scheduled to begin in Q1/2025 and is expected to be completed by the end of 2026.

It was agreed not to disclose the purchase price.

As one of the leading Austrian institutional real estate investors, Wiener Städtische benefits from the immediate rentability of the units on Eybnerstrasse. Future tenants await in the “Eybnerstrasse |” section Living in the Green” high-quality, affordable living space – spread over 7 above-ground floors, supplemented by parking spaces in the underground car park – in the heart of St. Pölten. “With this deal, we as NID are not only securing our future growth, but are also sending a strong signal to the real estate market,” said Neubauer.
