“Living where city and country merge” is the guiding principle of the City Kisses Country project – an oasis of well-being with 46 high-quality terraced houses in Stammersdorf in Vienna’s 21st district. Located near Weingarten and Kellergasse, between Bisamberg and Marchfeld Canal, the location of the terraced house development impresses not least because of its good public connections. The ideal place for those who prefer quality living in their own house in the city and are still looking for proximity to nature and a more rural environment. After 17 months of construction, the first residential units were handed over to the new residents at the end of September. The turnkey houses are offered commission-free from a purchase price of 589,900 euros.

Smart overall concept for many lifestyles
The total of 46 terraced houses between approx. 112 and 127 m² of living space are available in two- and three-storey versions with a total of six different floor plan variants, which – depending on requirements – have four or five rooms. All houses have their own garden including a tool shed. The three-story versions, with the additional terrace on the upper floor, enable a wide view towards Bisamberg and Kahlenberg. In addition to the private gardens, a traffic-free passage acts as an additional meeting area for young and old – an asset that is particularly advantageous in often very hectic urban areas.

Solid brick houses with high-quality furnishings
The terraced houses are efficiently laid out and were built using solid brick construction. Each terraced house has its own PV system and air-water heat pump. The underfloor heating ensures a pleasant living environment and can be changed on request in the hot summer months, thus contributing to a pleasant temperature control. The high-quality furnishings of the houses – including wood-aluminum windows, external sun protection, high-quality surfaces and branded sanitary products – are a matter of course for VI-Engineers. The in-house car parking space, which can be retrofitted with an electric charging option if necessary, has also been made fit for the future.
