Attractive building owner model in the Graz Jakomini Verde

Graz – A diverse, revitalized environment with local suppliers and leisure facilities, lots of green, the Murufer, a sports field and short distances to the Graz City: All of this is characterized by the new district of Jakomini Verde in the heart of the Jakomini district. The Viennese real estate developer Immovate and the ARE Austrian Real Estate have realized a popular and busy new residential location on several building sites. Now the Immovate completes the area with a student home. The funded project is implemented as a building owner model and is therefore particularly attractive for private investors. The start of construction is still planned this year, the first students are expected to move in in the winter semester 2026/27.

Building owner model with long -term rentals to established operators

The investment is placed by the Immovate sister company Valuita GmbH. “The object combines the charm of a listed building with the possibilities of long-term rental to a proven operator of student homes. In total, this results in a tax-optimized investment with high subsidies and attractive profitability,” explains Valuita managing director Walter Neumann.

55,000 students attend the four universities and two universities of university in Austria. With the renovation of the former staff building of the former Kirchner barracks, Immovate will create additional and particularly attractive habitat for young people in the coming months. The building offers a total of 43 individual guarantees and units for shared apartments for 64 students.

The project not only scores with a special, listed architecture, but above all with the perfect environment for young people in Graz. Not far from the banks of the Muru, the dormitory is located directly at the newly designed park of the area with sports facilities and plenty of space to linger. In just a few minutes, the residents reach the center of Graz by bike or public transport. In addition, you can use all service and community facilities such as car sharing and package assumption that are created for the Jakomini district. Among other things, a fitness room, a music room, a billiard and daring as well as a own washroom and common dining areas are planned in the house.

Modern life in the historic building

As an operator, the Immovate has won the Styrian provider Greenbox, who already managed five houses for students in Graz. “This new dormitory will be a highlight in our portfolio. The special location as well as the extensive leisure activities and services in the house and in the neighborhood will inspire the residents. In addition, there is a high quality of construction and equipment known from Immovate. Greenbox managing director Stefan Haunsberger.

“After the handover of the apartments in the new district, we were able to look forward to many positive feedback from the new residents. With the student home in the former staff building, we are now completing the transformation of the former barrack area into a new, livable and lively part of Graz,” says the project manager Florian Gangl.
