It emphasizes that the regulation of an already heavily regulated area is not a solution to the problems of the housing market, but will only lead to further distortions.
“The new rental price lid may be well meant, but it is a missed opportunity to learn from the mistakes of the past. Instead of creating sustainable solutions for the housing market, the opposite threatens: the already regulated, cheaper rental area is more stressed and there will be further tightening on the housing market. The emergence of new problems of the already required real estate industry is inevitable, ”explains the chairwoman of the ARGE home, Isabella Stickler.
The rental price lid is a short -term solution that may relieve the tenants at first glance, but will lead to a further shortage of the housing offer in the long term. “We also have to be aware that the new rental price cover will continue to dampen the willingness to invest in housing construction and will tighten the already difficult situation,” continues Stickler.
- Instead of further burdening the industry, measures should be taken that boost housing construction and at the same time promote social and subsidized housing.
- Stable legal framework instead of recurring, short -term regulatory measures.
- Investments in the renovation and new construction of apartments are the key to a solution that benefits both tenants and the builders.
The ARGE home therefore calls for a well thought -out, sustainable solution that not only continues existing structures, but also promotes the entire market. “Instead of intervening in already heavily regulated areas, we need measures that drive the new construction and renovation of apartments and at the same time strengthen the willingness to invest and, above all, trust in the market. This is the only way we can stabilize the housing market in the long term, ”emphasizes Stickler.

The “Working Group on home” that has not been aimed at profit is the platform for around 100 residential construction companies from all nine federal states in Austria. In addition to the aim of enabling and supporting property formation in particular, the focus is on the exchange of success between the ARGE companies.
