Review 2024: Challenges and trends
The general conditions for the real estate market were particularly challenging in 2024: high construction costs, persistent inflation and strict lending guidelines inhibited new residential construction. The KIM regulation, which has been in force since 2022, made it more difficult for many potential buyers to obtain the necessary financing.
“Despite the difficult economic situation, demand for high-quality and sustainable real estate remained stable”
explained Smula. “Sustainability and energy efficiency are no longer niche topics, but rather decisive factors for buyers and investors.”
This development is particularly evident in projects with high ESG standards, which became increasingly important in 2024.
Outlook 2025: Hope for recovery
The coming year promises a gradual stabilization of the market. In particular, the planned repeal of the KIM regulation in June 2025 could make it easier to access housing loans and thereby stimulate demand for real estate. “This decision is an important step in the right direction,” emphasizes Smula. “It gives the market the much-needed stimulus, especially for new residential construction.”
In addition to the expected recovery, sustainability remains a central issue. Environmentally friendly and energy-efficient properties could further expand their importance. “We see a growing awareness among buyers and investors that real estate must be future-proof not only economically but also ecologically.”
