The first pioneers moved into their apartments in autumn 2014. Since then, Seestadt has grown to around 12,000 residents in three neighborhoods – and it has reason to celebrate. Residential satisfaction in the district is very high, as the third edition of the settlement monitoring shows. In the new property developer competition Wohnfonds_Vienna and the Wien 3420 Seestadt is once again focusing on innovation and quality of life.
The Seecarré – climate-friendly and social living
The Seestadt is more than a third developed. Preparations are now underway for the next construction projects in the Seecarré on the northwest bank. So far, only the Seestadtpromenade can be seen from this area. This was planted extra early so that the trees would get a few years ahead of building construction.
“Seestadt Aspern ushered in a new era of district development over 10 years ago. In keeping with the signs of the times, what was needed to ensure the highest possible 360° quality of life was implemented holistically. With the development of the Seecarré we are now continuing on this path. In doing so, we create affordable living space that is characterized by high quality living, a sustainable living environment and excellent infrastructure. The new district will not only offer new residents a long-awaited home, but will also expand the offerings for existing Seestadt residents. But sustainable building also means planning beyond the next generation. That’s why the principles of circular construction play a key role in the Seecarré property development competition. “Vienna is once again proving how well thought-out neighborhood development works for the benefit of the city and is living up to its role as an international pioneer with the Vienna housing model.”
says the deputy mayor and housing councilor Kathrin Gaál pleased.
Modern neighborhood development and high quality of life
The Seecarré is characterized, among other things, by the innovative green space concept, the “Green Saite”, which is built according to the Seestadt building standard aspern climate fit built and should have its own anergy network. Chairman of the Board of Vienna 3420, Gerhard Schusteron the role of Seestadt as a pioneer of modern urban development: “93% of Seestadt residents really like or enjoy living in the district. The consistently high level of residential satisfaction can be attributed to a wide range of qualities in the Seestadt. Starting with sustainable living concepts through the carefully developed infrastructure to the sustainable mobility concept. Thanks to our interim report ‘EVA’ presented in the summer, we also know which strategic levers we need to work on in order to continue to fulfill our role as an innovation driver.”
Consequently, the next projects of the Wohnfonds_Vienna Climate protection and resource conservation – keyword circular construction – should be as important as climate resilience. Circular construction is about designing and constructing buildings so that their materials can be reused, recycled or biodegraded at the end of their useful life to minimize waste and use resources sustainably. As part of the soon-to-be-launched property developer competition, living arrangements will also be sought for older people and single parents, and a focus will be placed on the topic of health.

With four successful property developer competitions already completed, suitable affordable housing solutions and urban development accents have been implemented in the developments of the ‘Pionierquartier’ and the ‘Am Seebogen’ district. The developer competition in the ‘Seecarré’ district is now making a further contribution to the diversity of the extensive housing offering in the subsidized area.”

Wien 3420 aspern Development AG
For the development of aspern The lakeside city of Vienna is Vienna 3420 aspern Development AG responsible. She is the central contact for potential project applicants, carries out location marketing, the acquisition of partners and the exploitation of space. Urban planning, zoning and infrastructural development are being advanced in close cooperation with the City of Vienna. Since 2011, Wien 3420 AG has been supported by the program management for urban development areas for livable living in the Building Directorate of the City of Vienna in collaboration with the approximately 20 departments of the City of Vienna involved as well as with the project developers and investors involved.

Wohnfonds_Vienna
The wohnfonds_wien was founded in 1984 with the aim of accompanying and handling subsidized renovations on behalf of the State of Vienna and promoting subsidized new housing construction through the purchase, management and storage of properties. Since 1995, quality assurance procedures (property advisory board, property developer competitions) have been carried out for subsidized new housing construction. All residential projects that want to claim new construction funding from the State of Vienna must go through these procedures.
